Riverbend and River Ridge Apartments offers family-owned and family operated apartments at reasonable rates since 1991.
We take pride in our hands-on policy of working with our residents directly in order to provide an enjoyable living experience. Our personalized service includes caring for the buildings and grounds ourselves. Maintenance is performed on an everyday basis. You won’t have to wait for the repairman. Our apartments are designed with convenience and aesthetics in mind. Many include special touches and are all equipped with good quality appliances and amenities.

What are your office hours?

We do not have an on-site office, please call 715-848-9161 or by email (Contact Us) for general inquires or to make an appointment for a showing.  If your call is not answered please leave a voicemail and your call WILL be returned.

Phone hours:  Monday – Thursday 9:00 am – 5:00 pm / Friday 9:00 am – 3:00 pm.

All showings are by appointment only.  (Note: if the apartment is currently occupied we must give the resident prior notice.)

How long is the lease term?

Standard leases are for one (1) year. Month to Month leases are available (six (6) month minimum) for an additional fee.

What forms of payment do you accept?

We accept Online Payments via your Personal Tenant Portal, Checks, Credit Cards, Cashiers Checks and Money Orders. Sorry, no cash. You may mail your payment to our office or place it in a drop box located in each building.

What utilities am I responsible for?

ONLY the electric you use. Included is heat, sewer/water and garbage/recycling removal. Hot water is included at Riverbend.

What about appliances?

Each apartment includes a full size stove, full size refrigerator, full size dishwasher, microwave, in-sink garbage disposal and air conditioner.

Do I need to have renters insurance?

You may be held liable for any damages you may incur.

Your personal property is not covered under our insurance. Renters insurance is very affordable. We strongly recommend contacting your insurance agent or you can purchase insurance directly from your personal tenant portal.

Can I sublet my apartment?

We do not allow sublets. Subletting would not relieve you from the lease and any unpaid rent or damages. If you have someone interested in your apartment they must apply and be approved, then a lease would be signed with them and you would no longer be liable for the apartment.

What are my options for breaking my lease?

What about maintenance?

All maintenance is handled by our staff and you do not need to be present during a repair. Critical maintenance is done as soon as possible. Non-critical maintenance is routinely done on Tuesdays and Fridays. Maintenance requests can be made directly from your personal tenant portal, by calling or texting 715-848-9161 or emailing [email protected]

Could you tell me about the security deposit?

We require a security deposit equal to the first months rent. The security deposit may not be used to pay the last month rent. It is our goal to always return your deposit quickly and for the maximum amount.

When is my rent due?

Your rent is due on the first (1st) day of the month. If payment is not received by the end of the day on the fifth (5th) a late fee will be assessed.

What about laundry facilities?

At River Ridge washers and dryers are in each unit. At Riverbend there are coin operated washers and dryers in each building hall. Some apartments feature a full size washer and dryer in the unit.

Hours of operation: 8:00 am – 10:30 pm.

How long may I allow a guest to stay in my apartment?

Guest are allowed to stay no more that two (2) weeks per year. If you wish, they can fill out an application so they become a registered guest. This is so we have a record of everyone in case of an emergency.
