River Ridge FAQ


What are your office hours?

We do not have an on-site office, please call 715-848-9161 or email (Contact Us) for general inquires or to make an appointment for a showing.  If your call is not answered please leave a voicemail and your call WILL be returned.

Phone hours:  Monday – Thursday 9:00 am – 5:00 pm / Friday 9:00 am – 3:00 pm.

All showings are by appointment only.  (Note: if the apartment is currently occupied we must give the resident prior notice.)

How long is the lease term?

Standard leases are for one (1) year.  Month to Month leases are available (six (6) month minimum) for an additional fee.

Could you tell me about the security deposit?

We require a security deposit equal to the first months rent.  The security deposit may not be used to pay the last month rent.  It is our goal to always return your deposit quickly and for the maximum amount.

What forms of payment do you accept?

We accept Automated Payments (ACH), Checks, Credit Cards, Cashiers Checks and Money Orders. Sorry, no cash.  You may mail your payment to our office or place it in a drop box located in each building.

When is my rent due?

Your rent is due on the first (1st) day of the month.  If payment is not received by the end of the day on the third (3rd) a late fee will be assessed.  (ACH payments processed on the fifth (5th) are not considered late.)

What utilities am I responsible for?

ONLY the electric you use.  Included is heat, sewer / water and garbage / recycling removal.

What about appliances?

Each apartment includes a full size stove with self cleaning oven, full size refrigerator, full size dishwasher, microwave, in-sink garbage disposal and air conditioner.

What about laundry facilities?

Each apartment features a full size washer and dryer in the unit.

Hours of operation: 8:00 am – 10:30 pm.

Do I need to have renters insurance?

Your personal property is not covered under our insurance.  Renters insurance is very affordable.  We strongly recommend contacting your insurance agent.

How long may I allow a guest to stay in my apartment?

Guest are allowed to stay no more that two (2) weeks per year.  If you wish, they can fill out an application so they become a registered guest.  This is so we have a record of everyone in case of an emergency.

Can I sublet my apartment?

We do not allow sublets.  Subletting would not relieve you from the lease and any unpaid rent or damages.  If you have someone interested in your apartment they must apply and be approved, then a lease would be signed with them and you would no longer be liable for the apartment.
